CRE Real Estate Collapse

Finding

The weakest assumption fails in its broad form: multifamily refinancing stress is real, but current evidence does not show a generalized bank-solvency event.

What changed

Q2 agency data show Freddie's multifamily delinquency at 0.51%, up from 0.47% a year earlier, while Fannie says serious delinquency declined after modification and foreclosure activity; July bank lending data show multifamily standards eased modestly and demand was unchanged.

Decision

Do not escalate to a broad CRE short or bank-solvency posture. Change the operating action now: screen 2021-22 floating-rate loans by refinance gap, sponsor equity, debt service, capex, and lender, and avoid marginal new exposure unless the refinance is credible.

Watch next

Escalate only if bank multifamily stress broadens across two releases, early-stage delinquency rises, extensions become foreclosures or note sales, and agency and lender metrics deteriorate together. Current baselines are 1.56% Fed commercial-RE delinquency, 0.51% Freddie multifamily delinquency, and 13% of multifamily mortgages maturing in 2026.
