Housing Residential
Finding
The weakest assumption is not that housing is structurally undersupplied; it is that a shortage will translate into builder earnings before financing costs, incentives, and cancellations normalize. The latest flow data say that conversion is not happening yet.
What changed
August existing-home sales fell 2.0% to a 3.98 million annual rate while inventory rose to 1.62 million homes and supply reached 4.9 months, its highest level in more than ten years. July new-home sales were 607,000, down 10.5% from June and 6.3% from a year earlier, although the Census Bureau says those changes are statistically uncertain.
Decision
Keep the broad action at CONSIDER, not BUY. Change the implementation now: avoid a sector-wide builder bet based on shortage or hoped-for rate relief, and consider only companies and markets that prove demand without sacrificing margin.
Watch next
The decision changes toward constructive when existing sales recover for two consecutive releases, new-home sales rise while months of supply falls, and builder cancellations and incentives stop worsening. A rate move toward 6% that produces those flow improvements would be the cleanest confirmation.
